Stopanska Banka Headquarters - The First LEED Gold Certified Building in the Country
The STB Headquarters is the first building in the country to achieve the LEED Gold Certification, one of the world’s most prestigious sustainability certifications for buildings. This milestone positions the project as a benchmark for sustainable development in North Macedonia and demonstrates Stopanska Banka’s long-term commitment to environmental responsibility, innovation, and occupant well-being.
LEED, which stands for Leadership in Energy and Environmental Design, is a globally recognized certification system developed by the U.S. Green Building Council. Its purpose is to promote healthier, more efficient, and environmentally responsible buildings. Considering that the built environment is responsible for nearly 40% of global CO₂ emissions and significant raw material consumption, sustainable construction is no longer an exception, but a necessity for the future of our cities and communities.
The STB Headquarters embodies these principles by setting new standards for the way buildings are designed, constructed, and operated in Skopje. The project achieved high performance across multiple LEED credit categories, including Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, Sustainable Sites, Location and Transportation, Innovation, and Regional Priority. Through strategies such as significantly reducing indoor water and outdoor water consumption, highly optimizing energy performance, implementing renewable energy production, and responsibly managing construction waste and recycling, the building significantly reduces its environmental footprint while creating a healthier and more comfortable indoor environment for its occupants.
Sustainability considerations were integrated from the earliest design stages. Efficient HVAC and lighting systems, environmentally responsible materials, low-emitting products, water-efficient fixtures, and carefully selected construction solutions were all coordinated in accordance with LEED requirements. Achieving this certification required close collaboration among architects, engineers, technical consultants, contractors, manufacturers, and LEED consultants throughout every phase of the project, from concept design to final execution and commissioning.
Commenting on the achievement, Ms. Chrysoula Koutoudi, CEO and Chairman of the Board of Directors of Stopanska banka, stated: "The development of our new headquarters, besides a construction project, marks our transformation journey. Together with all our partners, and the valuable support of NBG Group we set out to deliver a building that meets the highest international standards, while reflecting our values as a responsible institution. Achieving LEED Gold certification is a testament to the dedication, expertise, and collaboration of everyone involved. I am extremely proud of Stopanska's Project Team, whose commitment was unwavering and key in turning this vision into reality."
Located in the heart of Skopje, the STB Headquarters represents more than a certified building, it symbolizes a forward-thinking vision for the future of the city. The project reflects the Bank’s commitment to responsible investment, environmental stewardship, and the well-being of its employees, clients, and the wider community, reinforcing Stopanska Banka as a leader, not only in banking, but also in sustainable corporate practices. As the first ever LEED-certified building in Skopje, it establishes an important example for future developments and contributes to raising awareness about sustainable building practices in the region.
