Bank charges

  • Application fee: 500.00 MKD
  • Administrative fee: 0% of the amount of the approved loan, one-time payment, for all clients
  • Appraisal fee in the amount of 0 MKD
  • Costs for insurance of the mortgaged property
  • Notary fee for mortgage registration and registry in the Real Estate Cadastre Agency
  • Notary fee for the Statements requested by the Ministry of Finance
  • NO charge for early partial or full loan settlement from own funds
  • For refinancing of housing loans from SB into other banks 3% charge of the refinanced amount

Type of subsidiary

  • 50% of the monthly annuity for purchase of a flat

    • 60% for the first 3 years, 50% for the following 5 years, 40% for the following 3 years of the monthly annuity with a purpose to PURCHASE/CONSTRUCTION of a new house  
    • 50% for the first 3 years, 40% for the following 5 years, 30% for the following 3 years of the monthly annuity with a purpose to extend/superstructure an existing house
  • Subsidized loans for young population up to the age of 35
    • 70% participation for purchase of a flat
    • 100% of participation for  purchase/construction/extension/superstructure
      2.90% fixed for the first 3 years 4.00% (6 months EURIBOR + 4.00 percentage points during the loan term)
    • 3.90% fixed for the 4th and 5th year
    • 6.17% variable following the 5th year (for clients receiving salary on a SB account)
    • 6,85% variable following the 5th year (for clients not receiving salary on a SB account)
  • 00% (6 months EURIBOR + 4.00 percentage points during the loan term)

Criteria and Documentation

In addition to the criteria prescribed by the Law on Subsidized Housing Loan, the following criteria shall be fulfilled:

  • Minimum monthly salary in the amount of 9,100.00 MKD for each participant in the loan, individually.
  • Co-borrowers may be members of the immediate family (a parent, child or spouse)
  • Co-borrowers may be individuals who are not members of the immediate family provided that they meet the following requirements:
    1. the co-borrower shall be a client receiving salary on a SB account (for at least 1 month), or
    2. the co-borrower shall be a client  with an existing loan product in SB or at any other bank and with good credit history
  • For the accepted co-borrower (regardless whether they are members of the immediate family) 100% of the co-borrowers’ income and debts is taken into DTI calculation
  • The maximum total monthly salary for individuals who are not married shall not exceed the amount of 900 EUR in denar counter value
  • The maximum total monthly salary for individuals who are married shall not exceed the amount of 1300 EUR in denar counter value
  • The borrower/co-borrower shall be minimum 20 years of age (at the time of submitting the application) and maximum 70 years of age (at the date of loan settlement). Provided that there is minimum one co-borrower involved than the maximum age of the client on the date of the loan settlement shall be 75.
  • Compulsory own participation of at least 10% of the value of the flat to be purchased (depending on the value of the collateral and the creditworthiness of the client)
  • If a housing loan is requested for a house construction, providing the house to be constructed along with the land as collateral, the minimum participation in the total investment to complete the construction shall be at least 25%.
