In compliance with applicable regulations, SB regularly announces the Annual Percentage Rate of total costs (APR) on its website, on the bulletin boards at counters and through public media

• 3% early repayment fee for balance transfers from SB to other Bank (only for loans secured with mortgage)

For all holders of transaction accounts with Stopanska Banka repayment is possible by:

•  Standing order , Through the e-banking system of Stopanska Banka, ATMs or through the Phone banking services


• Application fees: MKD 500 for all clients .

• Administrative fees:1,25% on the approved loan amount, on a one-time basis

• Appraisal fee i.e. charge of 2.500 MKD for the mortgages located in Skopje area and 5.000 MKD for mortgages located outside Skopje area throughout the Republic

• Public Notary Cost

• Cost for insurance of mortgage


• Mortgage over real estate of 133-200% of the loan amount depending on the location of the collateralised property

Loan criteria 

•  Citizens of the Republic of Macedonia

•  Required own participation of at least 10% of the value of the appartment that is purchased

• Minimum amount of net monthly income of the borrower/co-borrower 9.100 MKD.

 • Clients age: min. 20 year of age (on the date of applying), max. 70 years of age (on the date of loan repayment) if minimum one co-borrower is included, maximum age at loan maturity can reach 75 years.

  • Co-borrowers can be immediate family members (parent, child, spouse)
  • Co-borrowers can also be included if they are not immediate family members but with the following conditions:

 - SB payroll client (at least 1 month)

 - User of at least one SB lending product with good credit history

  • Co-borrowers income and debts are 100% inlcuded in DTI calculation.

Citizens of Republic of Macedonia employed abroad can be accepted as borrower/co-borrower only in cases where close family members employed in RM appears as borrower/co-borrower. Also apply the following conditions: 

- At the DTI analysis, STB will calculate 70% of expatriate’s net income; 

- Agreement for employment and final tax declaration must have been translated from state competent authority.

Required Documents 

1. Housing Loan application (for the borrower and co-borrowers)

2. Copy of ID card or passport (for the borrower and co-borrowers)
3.  For SB payroll clients: only print of transaction account statement  for last three months  

     For non SB payroll clients:  Pension check / Salary certificate, certificated and signed by the authorized persons at the employer (not older than 30 days), and for employers at private companies, PP53 form (summery of salaries certified at PRO) for the last 3 months (for the borrower and co-borrowers)  

4. Pre-agreement / Agreement for purchased apartment notary signed.  
5. Pre-issue list of the building given as security, not older than 15 days for establishment of collateral

6. If the co-borrower is a family member: Birth/marriage certificate as proof

7. Consent of the client for submission of report from Macedonian Credit Bureau (for the borrower and co-borrowers)
