  • Consumer Secured Loan




Loan secured with pledge on property:

  • 5.00% fixed IR for the first 3 years, for all applications received from 15.10.2017 - 31.01.2018
  • 0 % administartive fee, 0 MKD appraisal fee and 0 MKD Notary fee ( only in case of refinancing Consumer secured loan from other bank), for all applications received or approved from 15.10.2017 - 31.01.2018

Loan secured with deposit:

  • 0% administrative fee for all applications received or approved from 20.10.2017 - 31.01.2018


•  Guaranteed annual interest rate for the first 3 years
•  No deposit, no endorsers, no salary withholding, no bills of exchange
•  Even persons that are not immediate family members can be co-borrowers

Balance transfers i.e. refinancing of own consumer secured/unsecured loans from other Banks and or SB:

  • No fee for early repayment od SB refinanced loans
  • No administrative fees for the refinanced amount, and 50% discount of adminstrative fee for the new loan amount disbursed, charges will apply only on the newly disbursed amount if refinanced amount is at least 50% of the new consumer secured loan amount.
  • No appraisal fee if refinanced amount is at least 50% of the total new consumer secured loan amount

For refinanced housing loan from other bank, with amount of at least 50% from the new secured loan, are applicable the conditions from the housing loan as following:

  • Fixed interest rate for 3 years
  • Administrative fees  1.25%
  • After a period of fixed interest rate, is applicable variable interest rate as for consumer secured loan.

Consumer loan secured by a mortgage over real estate and pledge on deposit,

5.00% fixed for  3 years - payroll clients 

5,00% fixed for 3 years - other clients

- 2,5 p.p. over the interest rate on pledged deposit for loan amount up to EUR 30.000 ( 1.800.000 MKD)

-2,00 p.p. over the interest rate on pledget deposit for loan amount over EUR 30.000 (1.800.001 MKD)

The funds of the approved loan are disbursed on the transaction account of individual with SB


Equal monthly annuities
For all holders of current transaction account with Stopanska Banka, repayment is possible by:

• standing order or through the i-banking system of Stopanska Banka

Full or partial repayment is allowed with fee of 0% if repayment is after 20% period of initial loan tenor, otherwise repayment fee is 3% (only for loans secured with mortgage)




• Applicative fees of MKD 500
• Administrative fees for loans secured with mortgage: 1,5% for payroll/2% for non-payroll clients and for loans secured with pledge on deposit 1% for all clients
• Appraisal charges: MKD 2.500 or 5.000 (depending on the location)  once for  the property given under the mortgage
• Insurance charges and registration of mortgage

• Notary costs


1. Mortgage over real estate in the value of 154%-215% of the loan amount, depending on the location of the real estate
2.  Pledge of deposit at least 105% depending on the currency of the loan and the currency of the deposit.




Loan criteria

• Individuals, citizens of R.M.
• Minimum amount of net monthly income of the borrower/co-borrower 9.100 MKD.

• Client age: from 20 to 67 on the date of repayment of the loan. If minimum one co-borrower is included , maximum age at loan maturity can reach 75 years.

 Co-borrowers can be immediate family members (parent, child, spouse) otherwise the following conditions must be met:

 - SB payroll client

 - User of at least one SB or other bank lending product with good credit history

 - Co-borrowers income and debts are 100% inlcuded in DTI calculation.

• Citizens of Macedonia employed abroad can be accepted as borrower/co-borrower only in cases where close family members employed in RM appears as borrower/co-borrower. Also apply the following conditions:

   - At the DTI analysis, STB will calculate 70% of expatriate’s net income; 

   - Agreement for employment and final tax declaration must have been translated from state competent authority.





Applying required documents

1. Аpplication  for consumer secured loan (for the borrower and co-borrowers)

2. Copy of identity card or passport (for the borrower, co-borrowers and mortgagor)

3. For SB payroll/pensioner clients: only print of transaction account statement  for last three months  

    For non SB payroll clients: Pension check / Salary certificate, certificated and signed by the authorized persons at the employer (not older than 30 days), and for employers at private companies, PP53 from (summary of salaries certified at PRO) for the last 3 months (for the borrower and co-borrowers)  

4. Birth certificate/marriage certificate (for the borrower and co-borrowers)

5. Title Deed of the building given as security not older than six months. 

6. For mortgage of a house, the land must be property title or with right of long lease

7. Consent for report from Macedonian Credit Bureau (for the borrower and co-borrowers)

For refinancing loan from another bank:

-Copy of the Contract of Notary act
-Consent from the Bank that it authorizes Stopanska Banka AD Skopje to establish B' mortgage (if the same real estate is given as security)

-Other documents on Bank's request
